We rent only to people who have taken out the Studapart guarantee. Our independent, cosy apartment & secluded garden is for a *mature*, *respectful* and reliable professional or couple or student, most likely in a master's or doctoral programme. If your studies are about the environment or sustainability or geography, you will be particularly welcome. Our apt has its own entrance and covered terrace, but you are in our garden and walk through our garden from the gate. Two fully furnished rooms: living/kitchen & bedroom with one double bed. Air conditioner & heat pump. High-speed fibre internet. Easy parking in front of the house. Good public transport to Nice and Sophia. However, make sure that you carefully check the travel (times and availability of buses and/or trains) from our house to your place of work study. If you have a car (recommended) , you have a free, easy and safe car parking space in front of the house. You will be within easy walking distance to the beach, shops (incl a supermarket), banks, cafes, bakeries, restaurants, bus stops (15m), train station (40m), doctors. Our apt is under the terrace of our house (villa), so you need to treat the apt and its terrace with great care, keeping them neat, tidy and clean. A complete set of cleaning equipment is available, including a vacuum cleaner. Please note that the ceiling is 2m high, so if you are tall, we suggest that you come by and see if it is ok with you. As in all rentals, you will need to take out a renter insurance, have the heat pump serviced and pay for other small services -- we can help with all those. Our house & garden are strictly *non-smoking* and non-vaping. Also, no parties (we are a quiet neighbourhood). When you inquire about our apt, please indicate that you are *not* a smoker. We like friendly, mature, responsible guests, with whom we can interact on a friendly basis. The apt is inside our house (separate entrance) and therefore we require renters who are sociable, respectful and community oriented. Our place is NOT a hotel or a residence, and we are not servants. Renters are also required to contribute to the maintenance (cleaning) of the terrace in front of the apt, and optionally of the immediate garden. If the above constraints are not to your liking, please find a place elsewhere. We count on you to stay for the time that you promise to stay -- normally a full calendar year. However, we can consider a shorter period, e.g., academic year, if we agree to this before we sign the contract.
